What is the trick to get an apartment when you have a big dog?

I have a big dog and I'm having a little trouble finding new apartment. How did you get the owners to even take a look at you when you had a dog?

Well the other side ………. I own and I will accept dogs but they have to be trained (I do not want to disturb neighbors with dogs howling or neighborhood with hunting dogs run / biting, or closed off to bark continuously) I expect any damage to the house and carpets etc to be repaired or replaced at the same high standard and carpets cleaned by a professional if tenants leave and will be put out of their deposit if they are not.
